Talisay City’s Antara Tower 1 Topped Off

Eight months after the groundbreaking ceremony, Nexus Real Estate Corporation’s mid-rise condominium project in the city of Talisay has finally been topped off. During an intimate gathering attended by company bigwigs, real estate agents, brokers, selected members of the local media, and family and friends, Nexus Real Estate Corporation officially held the topping off ceremony of the development’s Antara Tower 1.

Located in Barangay Lawaan, the Antara project is considered Nexus Real Estate Corporation’s very first vertical development. The first of five planned towers, the eight-storey Antara Tower 1 is now 39% complete. With its construction way ahead of schedule, the developers are extremely positive that work on Tower 2 will soon commence.

According to the developers, Antara Tower 1 has 170 (a combination of studio, 1 bedroom, and 2 bedroom) units which will all feature Balinese interiors and aesthetics. The entire tower has also been completely sold out in late 2016.

Sweet Spot for Investors

Talisay City has become an investment destination in southern Cebu.

With more residential communities and other commercial establishments rising in the City of Talisay, this gateway to southern Cebu is easily becoming a growing investment destination.

In 2014, South Town Centre opened at the boundary of Barangays Bulacao and Tabunok, where industrial and commercial activities take place.

“The city is the gateway to the south and it is the place where most of the high-end residences are located,” said Grace Labunog, the mall’s head of operations.

Labunog said the mall had seen significant growth since it was introduced to the public three years ago, owing to Tabunok being the busiest place in the city.

She said most of the mall visitors are students from different schools in Talisay and the nearby town of Minglanilla.

“We also cater to residents of subdivisions and villages as well as corporate clients,” Labunog said.

Tenant occupancy has grown from 32 regular tenants in November 2014 to 38 regular tenants to date while foot traffic has grown double over the same period.

Much of the commerce in Talisay occurs within the Tabunok area, where several public markets, strip malls and other commercial establishments are located.

The area also serves as a commercial hub for traders from farther south because of its proximity to Cebu City.

Data from the Department of Trade and Industry (DTI) showed that among the establishments in Talisay include marine products processing plants, sari-sari stores, restaurants and cafeterias, general merchandising stores, and motels.

Labunog said that while she was confident of Talisay’s growth through the support of the local business community, she said the local government should first solve traffic problems hounding the city.

Investors, however, are starting to notice Talisay City because of the low prices of real estate there as compared to other localities close to Cebu City.

Talisay, a third income class city located 13 kilometers south of Cebu City, can be accessed via the national highway or the south coastal road at the South Road Properties (SRP) through Barangay Lawaan.

Founded as an Augustinian-owned estate in 1648, Talisay was converted into a municipality in 1849 and then into a city in 2000.

The city’s name is taken from the magtalisay tree, a large tropical tree in the leadwood family, which used to be abundant in the locality.

In its place now stand various commercial establishments and residential projects.
Among them are Aboitiz Land’s Kishanta, Primary Homes’ South Glendale Subdivision, and Vista Grande Subdivision by Asian Pacific Group of Companies, to name a few.

One of the latest to enter Talisay City’s property market was Nexus Real Estate Corp., which is currently constructing its first vertical development called Antara.

The multi-billion-peso venture located in Barangay Lawaan, less than one kilometer away from the SRP access road, is also primed to be the first condominium project in the city.

Manny Roleda, NREC vice president for marketing, said they hope to make Antara Talisay’s “it” destination and make the city attractive to tourists because of this development.

ANTARA AIMS TO BE “IT” DESTINATION

The lack of tourism and leisure attractions in Talisay City has convinced a homegrown developer to invest in a multi-billion-peso mixed-use project in the south.

Nexus Real Estate Corp. (NREC) vice president Manny Roleda said Antara, its latest venture in Talisay City, will house an adventure park, spa centers, and a commercial strip that will complement its residential component, including five condominium towers and some villa.

“When we designed the project, we were looking at Antara as the “it” destination in Talisay. That’s how we want to change the landscape of Talisay”, said Roleda, noting that the leisure component of the project is still in initial planning.

The company, said the official, has consulted with tourism experts on how to go about the project. He said Antara, located in Barangay Lawaan III, can also serve as a gateway for southern Cebu tours.
“We want to come up with a comprehensive plan for Talisay to include other tourist spots in Cebu,” said Roleda. Antara is the first vertical project of NREC, after more than 10 years of developing horizontal housing projects all over Cebu province.

On Saturday, it topped off the first of its five towers consisting of 158 condominium units at eight storeys high. Roleda said all units have been sold out to property investors and overseas Filipino (OFWs).
Over the nexy eight to 10 years, the company is set to complete the entire ANtara development.

With further developments in Talisay, including the rezoning plans of the local government, the official said this will translate to higher property values in the city.

Local Developer Rides Talisay’s Property Wave

Nexus tops off tower project, part of multi-billion development in Lawaan.

With property prices going up in Talisay City, real estate developers are now riding that wave as much as they can.

Manuel Roleda, vice president for marketing at Nexus Real Estate Corp. (NREC), said this was among the reasons why they started early in the city.

“Personally, Talisay would still be the most affordable at the moment, compared to Cebu, Mandaue, and Lapu-Lapu,” Roleda told reporters during the topping-off ceremony for Tower 1 of NREC’s first vertical project called Antara in Talisay City on Saturday.

Aside from being the developer’s first venture into vertical developments, Antara is also primed to be the city’s first condominium development, Roleda said.

Real estate brokers estimate pre-selling lot prices in Talisay City at P5,000 and up while lots in subdivisions may range from P10,000 to P13,000 per square meter.

Meanwhile, housing units in subdivisions, which is considered among the major real estate developments in the city, range from P2 million to P3 million.

The average selling price of condominium units in Metro Cebu, which is a market dominated by Cebu City, was pegged at P99,000 per square meter in 2016.

Saturated
Talisay City is slowly getting saturated with subdivision developments that the local government has already stepped in to regulate the entry of new projects.

Roleda said that the local government is presently doing a re-zoning of the city as problems on garbage collection and drainage have already started to manifest due to the presence of many subdivision developments.

Antara
Antara, a five-tower mixed-use development on a 2.9-hectare lot in Barangay Lawaan, was launched in January 2016.

The eight-storey Tower 1, with 170 residential units, was topped off over the weekend. All units have been sold out since the latter part of last year.

Roleda added that 45 to 50 percent of the units in Tower 2 have also been sold out already.
He said that at the pace they are going now, Tower 1 units will most likely be turned over in the third quarter of 2018 instead of the fourth quarter as originally planned.
‘It’ destination
The “multi-billion-peso” development will eventually feature an adventure park, spa, grand clubhouse, small villas for short-term guests, and commercial strip, among others — all constructed, along with the other towers, in eight to ten years.

Roleda said they hope to make Antara Talisay’s “it” destination, making the city attractive to tourists because of the development.

“People back then wouldn’t say they’re coming to Talisay because there is something here. But when you say Cebu, there are a lot of places to choose from. In other words, there was no destination in Talisay,” he said.

Beginning with Antara, Roleda said they plan to eventually come up with a comprehensive destination profile for the city which includes other tourist spots as well.

Telo Communities
Meanwhile, Nexus is also set to launch a mid-market subdivision project in Minglanilla under its subsidiary, Telo Communities, although he did not elaborate.

“What I can tell you is that each unit is priced below P2 million since we’re targeting regular employees,” he said.

Telo Communities handles affordable housing projects while Nexus Prime handles projects such as Antara and other high-end developments.

In partnership with the local government units and the private sectors, the Department of Environmental and Natural Resources Region VII (DENR) conducted its quarterly National Clean-Up Day with the theme “Bayan Ko, Linis Ko: Partnering Towards People’s Environmental Movement” last September 17, 2016 at the South Road Properties (SRP).
Among the participants of the said event was NEXUS Real Estate Corporation who aims to promote and help strengthen the implementation of RA 9003 or the Ecological Solid Waste Management Act of 2000. The company has been an active steward of the community and is geared to protect the environment since 2006.
In coordination with Cebu City Environment and Natural Resources (CENRO), NEXUS gives back to the community through little acts of movement in which the company can contribute to encourage environment awareness, accountability and responsibility.
