Manuel M. Roleda, or MMR as officially addressed in NEXUS Real Estate Corp. is the company’s management consultant. He was formerly its Vice President for Operations but has since started his own construction business, intensicon CSV Builders, and is now one of the NEXUS’s accredited construction partners.

1. How and when did you start working for Nexus?
I joined NEXUS in June 2012. Back then the CEO, Ms. Shanna Lopez, was looking for somebody to head the Sales and Marketing department. I came in for an interview and within a week I was already part of the NEXUS family. I brought with me extensive experiences in industries like pharmaceutical and property development. Ms. Lopez felt that my business and management perspective was wider than most. In 2014, I assumed the role of Vice President for Operations taking on bigger responsibilities in NEXUS side by side with our CEO. Presently, I am part of the company’s core management group and consult regularly with senior managers and the board of directors.

2. What does your job entail? What were your responsibilities as VP for Operations and now as management consultant?
I would like to think of myself simply as NEXUS handyman- doing what needs to be done to keep business operations flowing smoothly. As VP for Operations, I involved myself with the company’s typical concerns like sales, after sales, marketing, construction, property management, etc and as a manager, I regularly challenge myself to look for opportunities where I can make the most contribution to the company. Because of this I decided to start my own construction outfit. Intensicon CSV Builders, over a year ago and partnered with NEXUS for some of its housing projects. Since I am privy to the inner workings of NEXUS and understand its business directions, this partnership allows me to guide the company in cost-efficient project planning all the way to marketing, which translates to a healthy bottom line – something that 3rd party contractors would be hard pressed to do. So ever since the second half of last year, I have now divested some of my functions as VP and have concentrated more on consulting with our CEO on how to move forward with future and existing projects on both technical and administrative aspects. I am very appreciative of the fact that NEXUS continues to value my suggestions and still include me in major boardroom decisions.

3. What challenges do you face and how do you overcome them?
I tend to be perfectionist so instilling in my team the same degree of excellence and diligence that I employ in my work is a constant challenge. Another is trying to make people understand the difference between working hard and working smart. I always feel that those who can analyze, dissect and break down their work into doable tasks get more done compared to those who trudge on consistently but without understanding their work. To deal with this, I manage by example and show my team that ordinary common sense and an eye for excellence can go a long way in work and in life.

4. What keeps you going each day?
My wife, Kria and our three kids – Aelo, Basti and Tori. Everything I do is for them. I also have to consider my employees since most of them are daily wage earners. Anything that happens within my business affects not only them but their families as well.

5. Kindly give us a glimpse of your life outside of work. Any hobbies or interests?
Most of my time is dedicated to running the affairs of my construction business. Partnered with an international housing organization specializing in mid to low-cost mass housing. I currently have several on-going projects in Cebu, Palawan, Aklan, Iloilo and Bohol. This entails a lot of traveling and meetings that limits my time on other activities. But if time allows, my family and I goes on quickie vacations and indulge in good food. My wife ia a pastry chef so we always end up eating dessert first!

6. What’s your personal mantra?
Life’s a journey not a destination. And it doesn’t hurt to accumulate a little bit of wealth, plenty of adventures and load of wisdom while on the road.

AMID the dynamic real estate scene in Cebu, housing developer Nexus Real Estate Corp. has formed two subsidiaries to cater to contrasting market segments.

Manuel Roleda, the company consultant, presented to the press on Saturday Nexus Prime and Telo, which were incorporated early this year to serve the high-end and middle to low-end market, respectively.

“Early this year, we formed the subsidiaries. We do not want to mix the identity of both (high end and mid to low-end projects)…If we did not establish the split, they would not consider us a serious player,” Roleda said.

Since 2006, Nexus has been focused on developing pocket subdivisions for the middle and low-income segments. Over the years, it has completed seven residential projects scattered around Cebu. It was only last year when the company introduced Amandari, its biggest and premium project to date.

For Nexus Prime, the first project is Antara, a rebrand of the Amandari project, a mixed-use development in Talisay City. Upon completion, the developer will be the first to have built a condominium in the southern part of Metro Cebu, according to Nexus chief executive officer Shanna Louise Lopez.

According to Roleda, they decided to reposition Amandari, which was first marketed as a residential development, to Antara, where it is promoted as a mixed-use project, adopting the tagline, “residential, recreational, possibilities.”

The project sits on a 2.9-hectare property that will house five towers for both residential and commercial purposes.

The multi-billion peso project also aspires to become a lifestyle and leisure hub in the city, with plans to build health and wellness facilities, a commercial strip, and an adventure park.

Meanwhile, the Telo subsidiary will focus on the mid to low-market segments, with Telo Minglanilla, a pocket-size development.

For Antara, Roleda said 90 percent of the 158 condominium units in the first tower has been sold. The five-tower development is expected for completion in five to eight years. While it positions itself as a premium development, unit prices are more affordable than the rest of its peers, the official said. A 24-square-meter unit at Antara is priced at P1.7 million.

Lopez said Nexus will continue to release more projects to the market, and even plans to expand to Luzon in the next years.

The company also dismisses any property bubble in Cebu. “If you build, sell, and leave, then you’ll be afraid of the housing bubble,” said Lopez.

Developers who do differentiate their projects from the rest, she said, should not worry of an asset bubble occurring.

Launched last January 28, 2016, Antara is now ready to embrace property buyers and investors who want to have the most of their money or have more than just that.

Masterplanned and designed by NEXUS Real Estate Corporation, Antara is the corporation’s flagship project. It sits on a 2.9 hectare property situated on the rolling hills of Lawaan III in Talisay City.

The entire development will feature five mid-rise residential condominiums ranging from 8 to 12 levels with bigger-than-average unit sizes per floor.

Basically, Antara “leaves it up to the clients’ imagination on how to treat their investment” she added.
“Antara” is an Indonesian phrase which means “in between”. According to Ms. Lopez, the name Antara is more reflective of the multi-dimensional feature of the project.

“We felt that taken together as a whole, our project is the perfect ‘in-between’. It is a real estate unit cum investment instrument cum vacation getaway cum lifestyle hub. What we basically did was to position the project ‘in-between’ so many industries – property development, property leasing, hospitality, leisure lifestyle, investment portfolios, etc. and reflected the familiar elements of these industries to come up with a very unique project proposition,” she explained further.

The Nexus Sales Kickoff and Appreciation Night was a celebration-cum-recognition of the highly successful partnership between Nexus and its broker partners over the years and the formal launching of its flagship project, carrying a new brand, Antara.

Shanna Lopez, the company’s chief executive officer, highlighted the success of the partnership in her opening remarks when she expressed her gratitude to the several brokerage firms and business suppliers present.

“Antara is an Indonesian phrase which means ‘in between’. It is more reflective of the multidimensional feature of the project. The change of name means that we have further elevated the project’s marketability and acceptability to a wider market,” said Lopez.

Condo complex to rise in Talisay

Nexus Real Estate Corp. will build a mid-rise condominium complex in Talisay City, its first vertical project.

Amandari, the 8th project of Nexus in its eight years of operation, will feature five residential buildings, a commercial strip and amenities, including a 1.5-kilometer jogging trail, an adventure park, organic gardens and an infinity pool within a 2.9-hectare property.

“We spent almost two years designing this. We wanted to go with something that we have not done before,” Nexus chief executive officer Shanna Louise Lopez said during the groundbreaking and blessing ceremonies yesterday.

She said Amandari will be eco-conscious, with the buildings occupying only about 30 percent of the total land area. The rest will be dedicated to green developments. The trees that dot the property will remain.

Lopez said they were also considering solar power to augment natural lighting as well as a water catchment basin. Nexus will also maximize natural ventilation to conserve energy.

Manny Roleda, Nexus vice president, said about 70 percent of the 153 units in the first building have been sold. Antara is an 8-story tower and is scheduled for construction in the first quarter of 2016. It will be turned over to homeowners by the last quarter of 2018, Lopez said.

Antara features four unit types: studio for P1.3 million; 1-bedroom unit for P1.8 million to P2.1 million; and 2-bedroom unit for P2.8 million.

The 1,800-square-meter commercial strip is also targeted to be completed alongside Antara. It will feature a mini-grocery, pharmacy, water refilling station, laundromat, restaurant, loading and bills payment station, souvenir shop, salon and coffee shop.

Development of the entire area is expected to be completed within the next five to six years.

‘Eco-conscious living’ in Lawaan

AN ‘eco-conscious’ development is set to rise in the hills of Lawaan, Talisay City.

Nexus Real Estate Corp. yesterday held the groundbreaking ceremony for Amandari, a 2.9-hectare development a few meters off of the main highway.

The project includes five mid-rise residential condominiums, a commercial strip and adventure park, which occupies a third of the property.

Nexus is marketing Amandari as an “eco-conscious” residential project, as it dedicates 70 percent of the property to green open spaces.

It considers the Amandari Adventure Park its biggest selling point. The park features a zipline, 1.5 km hiking and jogging trail, hanging bridge, outdoor paintball arena, wall climbing facility, mini-golf course and playground. The development also includes a full-service spa, meditation pavilion, yoga center and small garden plots for those who enjoy gardening.

Each unit comes with its own balcony and views of the city and ocean. They are sold in studio, one-bedroom and two-bedroom models.

The first tower is scheduled for delivery in 2018.
